Warren closes your books, runs your dispo, and answers in plain English — how much you made, what to set aside for tax, and how much is safe to pull. AI does the heavy lift. A person checks every month before you rely on it.
Warren is powered by AI. Humans still approve the month before anything is “official.”
Built for owner-run land wholesalers who don’t have a CFO on payroll — and shouldn’t need one to know if August was good.
Thirty secondswith Warren.
Three questions, texted the way you’d ask a partner. Three straight answers. The figures are illustrative.
One partner.Three jobs.
Books, answers and dispositions in one place, all worked from your own bank records and your own deals.
Books
Bank exports in, every survey, title search and neighbor letter tagged to its deal, closed books you can stand on.
Ask
Answers from your real numbers, not vibes. Text him the question the way you’d ask a partner.
Dispositions
Upload the contract, add what it’s worth and the least you’ll make, and Warren builds the sale: price, channels, budget and when to push.
CRMs get you the contract.Nobody runs the sale.
There are dozens of CRMs for finding sellers. None of them specialize in dispo. But you commit the day a property goes under contract, and you only get paid the day it sells. The price you list at, when you drop it, and what you spend to move it decide what you actually make.
Under contract
You commit. Earnest money, due diligence and marketing start going out.
Dispo
Price, channels, budget, timing. Where the profit is made or lost.
Sold
You get paid.
Upload the contract.Warren takes it from there.
You got it for $100,000. You think it’s worth $150,000. You want to clear at least $25,000. Give Warren those three numbers and he builds the sale: the price, where to list it, what to spend, and when to push.
Upload your contract
Drop in the purchase agreement. Warren reads the parcel, the price and the dates, and fills in the deal.

Surveys. Perc tests.Title. Splits.Warren speaks land.
Every dollar you spend on a lot lands on that lot: the title search, the survey, the perc test, the fees to open a file with the title company. So you know what each deal really made, and whether the next expense is worth it before you pay for it.

Know whento dropthe price. And whento push.
The numbers are half of it. Warren watches every lot under contract against the profit you want out of it, and tells you what to do next.
Cochise is two days past its price drop and already over its marketing budget. Drop to $21,900 this week — still above your floor — or pause the listing spend.

“I’m a land wholesaler. I built Warren to run my own business: the books, the deals, the dispo. It’s the finance partner I couldn’t find.”
How do I get my numbers into Warren?
Upload your bank statements, or the books you already keep. Download the month’s statements from your bank, drop them in, and Warren sorts every transaction. Behind on bookkeeping? Upload the past months too.
Do I have to connect my bank or share my login?
No. Warren never asks for your bank password and never logs into your accounts. You upload the files, and that’s all he sees.
Is Warren a CPA? Will he do my taxes?
No. Warren isn’t a CPA or an accounting firm, and he doesn’t file taxes or give tax, legal or investment advice. The tax set-aside is an estimate, so you don’t spend money that isn’t yours. Your CPA gets clean, closed books to work from.
Where do the numbers come from? Can the AI make them up?
From your own bank records and contracts. The math is plain accounting, not AI, and every figure traces back to a real transaction. AI sorts transactions, reads contracts and writes the answers in plain English.
Who checks my books?
A person on the Warren team reviews every month before its numbers are official. Until then, Warren tells you the month is still provisional.
What if Warren doesn’t recognize a transaction?
He asks you in plain words: “$1,850 paid to a surveyor on Sep 9. Which lot was this for?” Answer once, and he remembers it next month.
I’m months behind on my books. Can Warren catch up?
Yes. Upload the statements for the months you’re missing. The first month takes longer while Warren catches up. After that, your part is mostly answering the few questions he can’t answer himself.
Does Warren replace my CRM?
No. Keep your CRM for finding sellers. Warren picks up where it stops: your money, and selling the lots you already have under contract.
What do I get every month?
Closed books, profit for every deal, a one-page report, and three numbers: what you made this year, what to set aside for tax, and what’s safe to take out. You can text him any question about them.
Who can see my numbers?
You, and the Warren reviewer who checks your month. We never sell your data.
Is Warren only for land?
Yes, for now. The cost categories, due diligence and dispo plans are built around wholesaling vacant land.
How much will it cost?
